lived here for the past two years. 100% satisfaction so far. Safe place for child to play around within the condo and outside of condo for evening walk & play along the reservoir and open grass areas. Cool and breezy and nice view.
Condo itself is very well maintained. Many of my friends don't believe this is 15 years old property. Of course, there is sign of aging. it is fact, but with a little bit of touch of renovation, my place turns into a great place. Because it was built 15 years ago, flat is so spacious and ceiling is very high. Same square feet but feels much bigger.
currently, swimming pool is under renovation, and looking forward to seeing my child's greater fun there.
Highly recommended for folks looking for places for kids mingling together through play in safe environment.

Having viewed all the condos in the Tanjong Rhu, I am of the view that Pebble Bay and Costa Rhu are superior products in this area. They boost full condo facilities. Nice ambience and quite a number of expat families. The higher psf pricing achieved as well as rental yield are testament of the superiority of these tow condos vis-a-vis the rest in this area. Some units here and Costa Rhu boost nice bayview, an important consideration for this area. I like Tanjong Rhu as it is centrally located yet quiet.
I have the fortune of being a Pebble Bay (PB) resident since its TOP and am so enjoying it that even if i want to upgrade i would look for another unit within PB.
Yes, the condo is already 14 years old. But do not be misled to think that it is in a state of disrepair. Parts of the turfing may be balding at times and some of the paint in the carpark may have worn off, but just ask the savvy investors who had viewed many condo units in the vicinity and without fail, all would resoundingly agree that PB is still the best Condo in Tg Rhu.
Thanks to the foresight of the developer, Keppel Land, PB was constructed with the intend to showcase it as the Masterpiece of Tg Rhu. Today, as she gracefully faces her younger challengers in Tg Rhu, I think few or even none of the other Condo here can be compared to the sturdy structures, well thought out layout and the fine workmanship that we find in PB. Just trying opening the solid wood, 'Jade' studded doors of each unit and you will know what I mean.
There may be people out there looking for investment opportunities only, but for me PB is beyond just an investment. It is the joy that it brings to us residents here that I care about.

the development is clearly showing signs of aging. rental may be affected because of this.
furthermore, there are many units (from neighbouring condos) available for both sale and rental. All the sellers will be competing with each other to sell.
Demand is a little bit soft at the moment.
Those that cannot sell will try to rent out. May face same difficulty renting out because huge supply around the area.
buy it for own stay if you like, but be prepared to stay in it for the long term
One of the best and undiscovered buys in the market now
- Marina bay IR view type of units, (99 yrs) are selling for 2700-3000+ psf,
- Tanjong rhu was not built to ride the coattails of the IR view/boom. Lots of people failed to realised that there a number of units at Pebble bay , sanctuary green and water place which are facing the IR are extremely undervalued and are going for 1000-1300 psf This is the price of a condo at balestier now. and 60-80% the price of a newton condo . On top of that its even closer to CBD than these places and newer places such as Reflections, sentosa etc.
- Sports hub is coming up, circle line is ready and there will be a coastal expressway up in 2012 to divert away the ECP traffic making the area more and more desirable. Fireworks view during festive occasions and an extremely breezy area.
- Chip Eng seng just en-bloc several freehold, landed houses closer to the fort road area and the breakeven selling price should be around $1700 psf . which means new developments in the tanjong rhu area should sell closer to $2000psf.
- Dunman high is just a stone throw away , old airport road hawker centre just a 3 min drive.
