  Not a pleasant stay

  The unit layout is quite odd. Space feel awkward and don't make practical sense for day-to-day living. Common areas and facilities are quite unmaintained. Don't expect much effort from management on upkeep. Car gate can't be opened by tenants. Good luck to those who need delivery of bulky items. Management is unresponsive, which makes living here frustrating when things go wrong. The one saving grace is the location. Kovan has great nearby amenities. Overall, would not recommend unless location is the only priority.

  Great surrounding amenities

  There's Kovan MRT, Heartland mall and the Kovan food centre nearby the condo, which is an area that I grew up with and love. Having these amenities are convenient for residents and increase property value

  Layout

  - Like the Bathroom layout. It's very practical and convenient. - Good kitchen layout.

  PSF for small unit is too high

  disadvantages: 1. high PSF for small unit 2. weird layout/outlook 3. Bomb shelter (there is some other project without bomb shelter or using common bomb shelter) 4. Near to main road/noisy&busy/dusty advantages: 1. near to MRT/NTUC 2. New (top at 2014) 3. Freehold
