Looking at the facts and research, Park Green is the only EC(comparing The Rivervale & The Florida) which comes with a basement carpark, cars are not accessible on the ground floor, which is really very safe for children to play within the condo. Because of the basement carpark, Park Green is been raised higher than road surface, which provide a safer environment too(from intruder).
I agreed with the traffic noise on the two roads accessing to KPE, one facing HDB and the other facing park but is bearable, especially low floors, the traffic noise is unnoticeable, base on the fact that sound travels upwards. Guess this is at least better than the other two ECs which comes with surface carpark round the premises.
Surprisingly, it is really very breezy(on ground and low floors and even the basement carpark, no sweat!), i'll give rating of 5 for this. The entire condo layout is spacious, no shaking hands with neighbours from each other's bedroom nor maids chit chatting from each other's kitchen, the 5 stacks of condo are very well distanced which provides lots of privacy for all the units.
Lots of family activities in the Punngol Park which provide a healthy lifestyle(don't need to drive to east coast anymore).
Approx. ten minutes walk to Rivervale Plaza which consists of wet market, NTUC supermarket, two food courts, 7-eleven, clinics, singapore pool, and other shops. Approx. fifthteen minutes to both LRT stations.
I feel it is not pricely, comparing to Esparina and Austville, a dollar to a sqft, opportunity cost and risk for the new ECs before TOP, Park Green's prices are reasonable. Today Prices in URA caveat are determined by new owners of Park Green, I trust there must have reasons and must be worthy for them to purchase a unit in Park Green after many viewings and comparison amoung all other nearby developments. It is as good as resort lifestyle living without being too far from KopiTiam!
