Value for money
Been living here for 6 years plus and it is one of the better managed condos in singapore with a healthy account. Good facilities n many nearby amenities. For the reasonable price n size of units, it is hard to beat compared to the ridiculous prices at other places. -

It slowly is getting worse
I've stayed in this condominium since 2003. Sad to say I have progressively seen this condominium get worse not due to age, but due to the management. Recently a guard assaulted one of the residents at the side gate because the resident was crossing into the condo at an angle. When asked about the incident the manager told us that the guard has done assaulted residents before! The better question is why wasn't the guard fired? The management has been both limiting on the residents imposing new rules about closing down the gym 1 hour earlier than they used to, Now Disallowing Boardshorts due to fears of streakers...? Completely shutting down the poolside area even to residents just reading at 11pm and now Charging $170 every 2 months for a second car even though the second level of the carpark is completely empty. We normally get cases of residents throwing Ice out of the windows, Cigarette butts and in the last year, A used Birth Control method I shan't even name. My unit currently also faces the two construction sites, Avoid renting or buying apartments facing that side like the plague, as all we have gotten is construction noise and dust in the last year the only safe block facing the construction site is 2D, The blocks 2E which I currently stay in and 2B in which a friend stays both suffer from the terrible noise and dust.. Easy to say after this current tenure in the estate we will be moving! And a damn shame too because the apartment, albeit a little oddly laid out, is great and the memories formed here as a child were fantastic. The condominium facilities are in wide array however poorly maintained. Gym weights have not been changed since the inception of this condo and there is one particular lad who keeps breaking the chest press machine, so don't expect to really have much of a chance to work out there either. The rental is similar to condominiums around Upper Bukit timah of the same age. -

Palm Gardens
The apartments are very well maintained and the prices are reasonable. Full of greenery and the plot ratio is 2.8. Meaning there are lots and a lots of free land areas in Palm Gardens. In Singapore it is very difficult to find such high plot ratio. The new apartments can never match this ratio. All nearby amenities are good. In addition to what given in the comments like Fair Price, Giant, many reputed schools, I would like to add that there is a Sheng Siong. -

Affordable
At this time, Palm gardens is considered as affordable and the price is reasonable as compared to other locations. It sits exactly next to the LRT station which gives high accessibility. Private lift earns the place another thumbs up. Not to mention the complete facility for families to enjoy their weekends, the place looks new and clean always. Very well maintained. -

Palm Gardens
Just bought a unit. What I like: Private lift. The unit come with two exits/entrances - one thru the private lift right to door step and one at the utility area. Bowling alley. Very well maintained estate. Nice landscape. Peaceful and serene environment. Plenty of parking lots. Good security . Good management. -

Gd place to call home...
I have just shifted in. This place is a comfy place. Pros:- - Pte lifts which is luxury item - Basic amenities within 3-walking distance - wet mkt, food center, super mkt, LRT station - Strong and strict mgmt. Very responsive to requests. - Well kept development despite its age - Very big development on an incredible size of land. Lush greenies and besides a pte landed estate. Quiet and peaceful. - Conveniently located and well-served by of KJE and BKE. You can reach Orchard in 15 min flat if the traffic permits. - In between CCK MRT and the new BPJ MRT. You can stil walk to CCK MRT in 10-12 min. Cons :- - Units facing main roads and LRT will have constant noise from traffic - Split of units car parking on B1 and B2 can be restrictive and confusing to new owners/visitors - Main door security guard are permissive to let visitors in, on the assumption of secondary security of the pte lift. - Non-squarish layout of the units. This can be solved if you are willing to hack down certain walls . - Most units we have seen are quite run-down. A over haul is required. -

Palm gardens was my obvious choice
Looking for a house is stressful and at the same time very exciting indeed. My husband and I in our early 30s and we have dogs. This unit in palm gardens was the second unit we viewed out of 16 (areas included maysprings, palm gardens, Linear, centris, espa, hillview regency, northvale, the jade, casa rosa, merawoods,summerdale, lakeshore, yew mei green, The dew, villa verde, madeira) We shortlisted Palm gardens, Centris and Linear and listed the pros and cons with our agent. We took into consideration the 99 lease, freehold and the TOP dates In the end we chose Palm gardens. We felt at home and at peace with the surroundings.. Lush greenery and very well kept estate. Thumbs up for a 10 year old!! and with comprehensive facilities. We viewed it both in the day time and late evenings and equally pleased with what we felt and saw. My granny who went viewing with us pointed out that the residents are friendly and smiling. No doubt palm gardens was the best choice for us. I am sure our dogs agree with us too. WOOF! -
