Montview Review
As a tenant, rather than owner, I have a somewhat different perspective on the block. While the units are a good size, especially vs other recently built developments, the overall quality of the building is poor. Maintenance is becoming a significant issue and a walk around the building highlights areas of significant decay, with mould and peeling paint throughout. The outside common areas are also very neglected. The pool furniture, which has broken over time, has now dwindled to three, dirty and sagging, loungers, and the paving and walls are increasingly grimy. Again, the front of the building and entranceway, with its broken lights and dirty tiles, doesn't reflect the premium condo prices that landlords expect from their investments. It’s an odd situation for a development that has been positioned towards investors looking at the expat tenant market, that the management and owners committee have allowed it to decline to such a point, especially with newer developments, notably the Trizon next door, making it stand out. In fact, with many of the area’s facilities at Ridgewood condo, its noticeable that greater care is taken in developments that are significantly cheaper than Montview. -

Pros & Cons of Montview
CONVENIENCE 1. 8 mins walk to Dover MRT via a scenic park connector which I also use for my morning leisure walks. 2. 20 mins by bus #7 to Orchard & eight mins to Holland Village (several buses). 3. 5 mins by bus #92 to Ghim Moh wet market (many great local food!) 4. 5 mins by car to Rochester Park where the STAR PAC & Bouna Vista MRT are located. ENVIRONMENT 1. Montview is finally peaceful & quiet. A few years back, when Trizon was being built, we suffered the noise & dust daily. 2. Being only a single block, Car parks are more than sufficient. The residents here smile at each other. The kids are friendly and well behave. The facilities are seldom packed with users except on weekend evening time. The condo is a small land parcel but it has a tennis court, an infinity pool and a landscaped garden. But I do think that the plants does not look very pretty. They kind of look very "botanic garden type" hahahaha. VALUE (per my own lifestyle needs) 1. For own stay, I would rate it 4/5 as it is not within walking distance to any NTUC / Finest. The nearest being in Clementi Mall. 2. Most condo TOP after 2009 are pretty small in room-size as well as overall size. My Montview masterbed room can contain a king-size bed and a 2-seater sofa & a writing desk comfortably. However, I would like it much more if it does not have so many toilets. 3. With the happening in Biopolis@One North, demands for residential will filter in. But I was told, few of us are selling now as most new launches nearby are released at “future prices” and hardly the size like Montview. It would be impossible to stay near this vicinity again if we sell. Such is the paradox. -

Hidden Gem
Had view a couple of projects around Mt Sinai area, in my opinion this is the best project, any direct seller? I think genuine buyer should serioulsy look at how is the overall quality of condo after it was being constructed prior to purchasing(if possible). The above website will tells you all. -

Montview
Montview is within walking distance of Dover mrt. For those working in the Raffles Place area, an express SBS bus service is available right outside the entrance of Montview. Montview is situated on one of the higher points of D10; on the upside of mount sinai. Hence, it enjoys mostly unblocked views and good breeze. Higher floors also enjoy views of the Bukit Timah area and the sea (able to see ships passing). Common Areas are well-maintained and include a steam room, lap pool, jacuzzi, childrens pool, bbq deck, gym and tennis court. The finishing within the units is also good as the floors are decked out in marble and timber. Nearby, we have Jelita Cold storage area, Holland village, Major Expressways, highway to Orchard, etc... The greenbelt (jogging and cycling area) nearby is also underconstruction to include a pond of some sort. This project TOP in 2008 and has 115 units. At $300, the monthly maintenance charges for a D10 property are simply unheard of. -
