  loooong swimming pool!

  Kingsford Waterbay has a great long swimming pool that's perfect for laps without stopping to turn. never swim so much until i moved here !

  opposite Serangoon Sec

  this condo, Kingsford Waterbay ideal for parents whose kids are going to Serangoon Secondary School. too bad not near MRT but makes up for it with shuttle bus and view of the river and sometimes even can see NDP fireworks from balcony. just install mosquito net in case ya

  unique facilities

  there are unique facilities at Kingsford Waterbay like putting green with mini golf. not to mention the expansive swimming pool that literally glows at night with the lighting.

  For those who love outdoor

  Very easy access to upp serangoon river and park connector. High frequency shuttle bus available throughout the week. Good management and security team after refresh. Feels at ease in this project!

  Peaceful environment with a beautifulnlong sw

  Relatively new. Huge pool and not crowded on weekends. Shuttle bus lets residents get to Hougang mrt station & mall easily.

  Subpar Condo Living

  . I was a SP and resident here from 2018-2024. Please don't waste your money purchasing a unit at this million dollar slum. Not only is the estate not maintained well by the MA, but the council members thinks highly of themselves as though they own the entire estate and other SPs owes them a living. The council members do not care of the residents feedbacks and are defensive. You can attend the monthly council meeting but they do not allow SPs to speak-up even when you had politely requested to the chairman of your intent to do so.

  Unblocked view right next to the PCN

  It is so hard to find an unblocked view all the way to MBS/ Singapore Flyer area. Furthermore, the location right next to the PCN makes cycling and sports a really convenient thing to do. Even though this is a large development, but the peace and quiet is not compromised at all!

  Breathtaking views, convenient location, grea

  The river facing units enjoy breathtaking views of nature, and enjoy the park connector right at their doorstep. Community is close and have very good kampong spirit.
