Good location, disappointing product.
Its location is the only thing that stands out for this Apartment. Otherwise, configuration of most units are poor, and not to mention the poor quality construction from developer, with general broken tiles and leakages identified at common areas of which dispute legal case was raised to original developer. Otherwise, all good neighbors despite the Apartment's lack of facilities ... the gym was a joke. -

Quite a big development with 171 units and spacious land size considering that 171 units are only spread over 5 storeys. Its proximity of 8 minutes walk to Nex and Serangoon MRT station -

Exclusive Freehold Condominium
We find that Jade Residences is one of the best sited condominium in Singapore. It is so near to many good amenities such as NEX mega mall, library, cinema, banks, MRT, restaurants, shop houses, community centres, international schools, parks and major eateries. With the new upcoming Bidadari development, we are excited with the larger community in this estate that will surely add even more vibrancy and prestige to the residences in Jade.A really nice and luxurious place to live. -

Iconic Masterpiece in Bartley
My family has been searching for a lifestyle accommodation in Singapore for the last decade. We are delighted to find Jade Residences at the heart of this vibrant community in Bartley. Besides being very near to the MRT transport, major shopping centers, financial hub and eateries, Jade Residence is strategically located in a private enclave that provides a very relaxing and charming ambience. We have been staying in rented apartments in central district but find the area too busy and noisy for comfort. We are glad to be able to have our own home in Jade Residence now. We love the penthouse in Jade Residences because of its breathtaking view and the luxury pool, beside its superb location and luxurious amenities. My family cannot wait to move in to Jade Residences. -

A New Crown Jewel of Bartley
I am a Swiss national currently working in a major financial institution in the busy CBD area. Due to my hectic schedule, I have always wanted to have a residence of my own to return to and to chill out with my family. Thanks to my Singaporean friends, I was introduced to the private residential area in Bartley. I have seen many condominiums and private cluster houses in this area. What caught my attention was the penthouse in Jade Residences. Being located near to the NEX shopping center and many eateries and international school, Jade Residences is indeed a class of its own. Its exclusive design of the penthouse and luxurious facilities is unparalleled by the other condominiums in this area. My family finds Jade Residence resort-like ambience very relaxing and romantic, and its exclusive and modern architectural design is uniquely a class of its own. -

A hidden gem
Our family came across this luxurious freehold condominium at Lew Lian Vale. Being strategically located in the central district of Singapore just opposite NEX mega shopping belt and both Serangoon North-East and Circle Line MRTs, it is a gateway to the Central Business District and major city areas. Plenty of amenities including famous eateries, library, cinema, sports complex, shopping malls, reputable schools and community clubs - an integrated resort paradise that is truly and uniquely exciting! -

Rare FH project with great potential for appr
Having been in property investment my whole life, I did some research and found the property to hold characteristics of a good investment base on the following: - The project location is excellence – just minute walk to Serangoon MRT and NEX with 2 MRT lines crossed over- Expect rental yield of approx. 3.5%, even though units are small and cost $1500 psf +- Freehold properties around that area are not many (only 2 in fact; Jade Residences itself and old Cherry Hill right across the road only); and this is the closest you can get near Serangoon MRT station; the expectation is that if old Cherry Hill Condo goes en-bloc in the coming years, price for Jade Residences will be pushed up for sure- The ground unit and penthouses’ ceiling of 4.3 meters is really “Wow” factor - that is if you manage to get one at very first date of launch- The government has released the residential site at Lorong Lew Lian right down the road (99 yrs LH Land only), expect price on this government land tender to be on the high side base on the location right next to MRT. This makes Jade Residences a relatively good buy base on its Freehold Status. Expect Jade price to go up upon Government land tender down the road, as well as any future en bloc of the other few 99 yrs condo around the area. Generally I think $1500 psf for a Freehold unit right next to MRT is rare - very rare. With Jade being the first new project around the area, this make the project great appreciate potential.My 2 cents worth only. -
