  Excellent Location an Design

  I have viewed many landed houses in different estate and found this place offers a serene environment with a very cozy feel. The houses here are modern with great design and look like brand new. Location is great with bus stop just outside the estate and waking distance to Lorong Chuan MRT. I recommend this place to families who appreciate modern design, peaceful environment especially family with schooling children from the convenience offered by the great location.

  Too steep

  I think the prices here are too steep now. I checked..lowest in history was 1.2 and now asking is 2.25. Land here is too small and ceiling pretty low. Houses are close to one another..little parking space outside. I think if one should wait for the cooling measures to set in, the price may not fall to 1.2 but probably in between...i think would stabilise around 1.6 or so

  Reconsider

  I have seen a couple of units. They are asking sky-high. Just basing on one or two last transacted prices to ask for a price is too risky. The units here have been sold from as low as 1.2 mil to as high as 1.98 mil. Most units are sold around 1.6 m. If you buy this price, be prepared for depreciated prices over the next 5 to 10 years as though it is a landed property, the land is very small and the ceiling is low by landed property standard. Think again.

  Worth it?

  I tend to agree with Ong. One would buy a landed place because of the land. In this case, the land is too small. The built-up depreciates over time. This place when it gets old will drop significantly in price.

  Price may seem high, but the design is modern (light and air well with roof top garden) and if one were to rebuild to the same kind of quality (wall hung Gustavberg WC, Geberit flushing system, air turbine to suck out hot air), it would cost as much. The development is also walking distance to the Lorong Chuan MRT and near the Australian International school. Look at Seletar area, similar new terraces with roof garden asking $1.7-1.8m. If you think it is too high, don't buy lah.

  Price

  The houses here are now over-priced given that the land is so small. Inter-terraces are priced like a semi-detached. I think the price here would not hold.
