Emerald Park
About 24 years old but still look quite good. It is actually well located very near to to the business district, Orchard Road, Great World City and Tiong Bahru heartland amenities at the doorstep. One can say its location is the best of all worlds -

good location but old development
I have been staying here for over 5years. Very good location well connected, nearby hawker centre and malls. Older condo most of the time only one lift working. Does not have direct access to lift lobby. You need to park out side and carry the bags to the lift. Good parking space with ample open parking. Very poor plumbing and fittings due to age -

Dream Home
I have been searching for a place to stay since 2010. Although I work near Orchard area, I have focused on my search primarily in Woodland / Pasir Ris area because prices have been so high (going $1000psf on average for new launches in Woodland). After visiting a colleague in Emerald Park, I am so surprised to find out that it is only going slightly above $1000psf! It's really amazing given the superior location and well maintained facilities. It is definitely of better value than the high priced new launches in many places of Singapore! -

Good Value for Money
I have been looking for an investment property and found this project is good value for money. There is a huge open car park area which could mean good en bloc potential 10-15 years down the road. Maintenance fee is reasonable and it is also relatively easy to rent out. -

Nice & Affordable City Living
Being expats who worked near Raffles place, my wife and I totally love this condo. Going to work at peak hours is no longer a hassle - it is just 15-minute bus ride away. It is being served by a couple of shopping malls within walking distance. The apartment layout is nice, and I like the large living area the most. Although it is already 15 years old, the facilities (tennis court, swimming pool, gyms etc.) are quite well maintained. Last but not least, the rental here is very reasonable compared to other condos in the region. -

Nice surrounding but the units too dark
Nice place, but inside the units are too dark. A few of the houses I see have their lights on even on a bright day. No cover car parks and many trees so might have lot of bird droppings on cars. -

Well Maintained Amenities & Surroundings
Great maintenance of surroundings and condo facilities. Lots of greenery n nice view and good ventilation on high floors. However, ground floor units near the pool have to bear with shrieking kids and intrusions of privacy, which probably explains all the caged up balconies. -

Investment & Family stay
Been looking in the area for affordable units. This condo comes out amongst my top list. Reasonable pricing and condusive environment. Generously spaced units, unlike surrounding high rise condos. Common areas very spacious and well maintained. Great yield and great for young family. Cosy with Asian expats. -

Nicely located near Great World City. 8 mins walk to Tiong Bahru MRT. Good mix of family and expat living. Affordable relative to surrounding estates. Nice pool and tennis courts. -
