Have looked around extensively for cluster terrace in the east and beyond, and sadly it's either: - too pricey (> 2mil for my budget), - too cramped especially common areas n facilities hence half defeating purpose of cluster vs pure landed, - less than ideal location. Until I stepped into D'Manor. I was first impressed by location: 4 mins walk to mrt, and one parcel of empty land nearby earmarked for commercial use (based on master plan 2008), and a cosy park rite next to it. And 5 mins walk to simpang bedok. Next, the common space was fabulous. If u have seen the new cluster housing u will know what I mean. N those new ones are steeply priced. Endless cobbled walkways which feels like Christmas in the evenings. Facilities are good. Then, the house itself. While not super spacious, it is comparable especially to newer ones. In fact, larger based on new projects I visited in siglap, kembangan and even north ones. Kitchen is small, but one house I viewed did great job with open kitchen concept. Bedrooms are good sized, plus a Cosy family area on 3rd flr. Basement is well ventilated with natural light, hard to come by. Pricing, surprisingly, quite low psf below $600 and neighboring projects like casa merah are abt $900. Future enbloc potential. BUT, facing of unit is important, those directly opposite the other block type are not so well ventilated n less privacy. But some like it cosy. Those unblocked ones are much better. Good value and more space compared to condos. Many expats too.

My first impression was wow! pretty estate, nice European terraced garden and stone-cobbled walkways withan oasis-like swiming pool. The buil-in and floor space seemed ideal for family with three ore more children like myself. However my excitment fizzled away once I entered the homes I viewed. Main grouse :- lack of sense of interior space, hardly any air-flow especially in the bed-rooms and living rooms. Air-con will have to be tip-top on hot days.Privacy is another issue, a bit too close and not enoough thought given to the design of the pedestrain lanes and entrances of the houses. Too close for comnfort. What about the smell from cooking in the kitchen? But hey, if you do not mind the lack of breeze and like cosy corners, why not? A decent place to live in even though the overall price and maintenance fee, a tad pricey
