Cheap finishing! No greenery around pool. Yard area is way too big! -

My Humble Review
Hope my humble reviews below will be useful to potential owners INTERIOR/UNITS a)The quality of wardrobes is not fantastic b)The units facing the private houses enjoy peacefulness as they are shielded from the AYE roar and pool activities c)Master bedroom toilet has a jacuzzi bath tub d)High ceiling, huge balcony e)Huge windows but only 2 side opeinings which will be partially covered by curtains EXTERIOR/COMMON AREAS a)Nice greenery b)2 entrances to the development, the visitor entrance requires drivers to drive around the roundabout cos it's impossible to turn into the car park entrance with 1 turn, bad design c)Saw the rust on gates too. Agent told me the development is still in "moving in" stage, scratches were caused by movers. Will be touched up when more residents move in. Hopefully. d)Land area is quite big for a 300+ units development, there is a nice jogging path surrounding the blocks. e)windy, even at ground floor. CONDO FACILITIES a)5 pools, a 50m lap pool, olympic size to me? Spacious jacuzzi pool, baby pool and 2 fun pools. b)Gym is quipped with cool facilities, will make you feel like using them. A few exercise corners along the jogging path. c)1 tennis court, 1 half basketball court, BBQ pits, reading room. TRANSPORT LINKS a)Nearest MRT is clementi, abt 3 bus stops away. b)Easy access to and from AYE, very convenient for car owners b)Huge basement carpark NEARBY AMENITIES a)Just outside Carabelle is Hong Leong Shopping Centre, very old shopping centre that has 3-4 Jap restaurants and a few other eating outlets. A provision shop, a chocolate shop, pet shops, dental are the more significant ones. b)Aye rajah market/hawker centre is 10-15min walk or a few minutes drive away. c)Within short driving distances are west coast market, west coast plaza, IMM, clementi central, west coast park. d)Nan Hua Pri school and a few other pri school are within 1km e)Jap Kindergarten, NUS and a few sec shools are nearby too. -

carabelle
I love carabelle, esp at night, quiet and free of space to wonder around. You wont find any where else!! -

Worth much more.
This is a 999 year property!, just short of freehold. The land area is actually very large compared to most other new condo development nowadays! Not counting the development itself, the 999 year land already carry an intrinsic worth of more than 300-500+ psf. Hong leong shopping centre is just next to it with restuarants and facilities. Access to town via AYE or West coast highway (without ERP) is qutie smooth traffic. Good West coast area with numerous potential upside future and current developments too. -

An overpriced project now
Carabelle was initially sold at a relatively low price; at 650k, you can secure a 883sqft unit at more than 7th floor half a year ago. Now for a similar size unit, the price has risen by more than 150k, a 25% increase in price - 10% higher than the record islandwide 15.9% increase in private property price!! I personally do not think that Carabelle is worth at the present situation, simply because of four main reasons: 1) The quality is rather bad; I was there for viewing and the main gate to each block of the condo is already rusting. Isn't it suppose to be a new condo?! The interior finishing: average to poor; for e.g. the wardrobes are make of un-lacquered inferior quality wood. 2) It is far away from shops, malls, public transport -- not much amenities there. 3) The expressway is in front of the condo; peace and quietness is not what you can expect in Carabelle. Location is not ideal. 4) Condo facilities are the norm, land space is average. In short, the price of Carabelle now is definitely not justifiable. Should Singapore's economy takes a dip or any imposed correction takes place, buyers who buy Carabelle now could find their property value depreciate markedly. Everything is cyclical - things go up and down. I was there ready to buy since that region is near my workplace; however, I was rather disappointed with the development. The above are just my humble opinions. -
