  If you exercise regularly and enjoy jogging and pacing, the stadium is just nearby. Due to its small size and population of units, facilities are not much to shout about

  Small, average development in the area

  Pros: close to Serangoon mrt. Only about 12min walk. the public facility is often not crowded as many of the units seem to be empty. The stadium is nearby. Cons: the guard is almost never helpful. The units facing Lim tua tow road have west sun and can get quite hot during afternoons. Some of the penthouse units on the 5th floor have been struggling with roof leakage. Not sure how the rental yield would be after the nearby Serangoon condo TOP as many many units will flux the market. Overall ok development, but choose the facing and floor carefully.
