Nice environment
Nice environment to live in. Have hopped around a few estates in my lifetime and I like this project the best. Central, good schools, amenties and mrt right at the doorstep. -

Very resort feel at night and looking forward to upcoming amenities opposite. Very pleasant living here the past 3 years and I love the connectivity -

Conveniently located
Estate is under repainting. Convenient location. No major maintenance issue. Big playground and well sheltered pool and playground. Within 1KM to two good schools, Maris Stella and PLMGS. -

Convenient estate
BR is home to my families for more than 8 years. It is well connected to major expressway, circle line MRT is within 5 mins walk, a huge playground well sheltered by 100 yrs old bodi tree. Currently our estate is going through a repainting, which will bring up it’s value. MSCT and security are very friendly and accommodating. Pool is well sheltered from afternoon sun provides family and kids a nice afternoon activity. No major maintenance issue. Most issue are rectified timely. Ample of parking space. Compare with surrounding condo, BR has lowest maintenance fee. Cons are navigating can be a little challenging due to the condo is built on a terrain, but once you get used to the direction, is quite easy. Only wish is the gym can be slightly bigger. -

Infamous Condo
Place is essentially like a maze. Security guards mean and rude. Dated condo with poor maintenance. Leaking walls and roof. Massive development with a heavy expat presence. Dirty -

Hidden Gem Along the Circle Line MRT
With Bartley MRT located right at the doorstep and the upcoming Bidadari Park & Greenway due completion in 2022, Bartley Residences is indeed one of the rare resale condo gems at the city fringe. -

Only a mere 2 minutes walk to Bartley MRT station. Hue developer with 702 units. Decent size balconies with average live in areas. Some units in certain blocks may be quite close to each other -

Careful investment
Viewed a couple of units for investment. I completely agree with the other viewers that many of the units have west sun issue. The other concern is the rental yields might take a hit in the future with upcoming projects nearby. Overall quite standard, ok development. -

Great place for family
I didn't have much expectation on this place before I went for visiting, cos not much amenities around that area despite less than 100m from Bartley MRT. But what a surprisingly welcoming place after my visit. The area is within 1km to multiple schools, and good ones, too. For new couples like me, it's a game-on. Then there is the gigantic Bodhi tree right at the centre of the condo. Agent told me it is more than 100years old, the oldest and biggest of the remaining five in Singapore. It was part of an old temple originally, and the feng shui is good, and the shade it gives is a pleasant playground for kids. People living there are nice and friendly, and it's a Sat, and I was surprised by the serenity of the place, with only a couple of kids playing in a full size swimming pool. There is a couple of drawbacks however, some units are facing west, the traffic at the main road might get congested as I have experienced previously. And most of all, the price is not cheap. -

Quite Small Units And Face Direct West.
Find the units rather small, once you put in the beds into the bedrooms, hardly any more space. Furnishings are very mass market. The walls definitely need to repaint with base coat and another layer of paint. If you come in the afternoon to view, will find that despite the landscape has some vegetation, not enough or rather not the type of tall trees to shield from the sun. Rather hot as the sun shines all the way into the living room. Wrong units will have very bad direct west facing. The other better units generally facing the Bartley Road which is very busy especially in the afternoons. So noise and dust will be par for the course. Aircon has to be on 24/7 and perhaps need to put the solar film on the windows to keep out the heat. Also interior conditions still showing like defects. I think this project already after DLP. Also no nearby amenities. Have to walk quite a distance to the shop houses at Upper Paya Lebar road. The Kensington Square supposed to have Giant Supermarket, but didn't see it. -
