Hi,

1) Understand the eagerness & urgency you have while looking at the increasing price of HDB flat in today's market.
2) My suggestion would be to consider a newer 4-rm flat in a non-mature estate instead of a smaller flat type in a mature estate.
3) Although it is less convenient in the non-mature estate in the future you can fetch a better price than a smaller flat in a mature estate.
4) Public transport is getting more convenient as days go by, and amenities will be more complete than today. Your flat price will be more sustainable than old flats in a mature estate.
5) 1986 flat will be left with 59 yrs by the time you meet your MOP 5 yrs down the road.
6) Your buyers base will be reduced because the younger ones who buy from you are going to face the issue of not being able to fully utilize their CPF for the mortgage.
