This would be my opinion.
There are different buyers with different requirements when they do their purchase.
Some buyers prefer projects that comes with facilities. They might love it due to outlook or because of the facilities that they can use for hosting events or just spending time together with family.
Some of the buyers may be looking to purchase a unit based on location, may it be prestige, school or work location. With a smaller budget, you can always get a unit without facilities at similar location and get a club membership elsewhere. With the club membership, there is also an option of using it as a form of investment.
