1) Cooling measure is nothing new to the property. It is a tool to stabilize and reduce speculation on the property market.
2) The first to suffer from not introducing effective cooling measures is Japan, which happened in the late '80s.
3) Lots of hot money flew into the market and withdrawn once they made their profit. Japan suffered the depreciation of property till today.
4) On the out-front, it is said to keep the property to be affordable to residents. But all of us aware that it is never easy to purchase your first home, even more, to invest in property.
5) If you look into the detail of the cooling measure, you will find that ABSD is heavier for foreigners and registered companies. This is to ensure history does not repeat here. We welcome investment but not speculations.
6) Having said that, you noticed there is still ~5% purchaser of the private property consists of a foreigner or registered company. These are genuine investors who believed in long-term investment and not speculation.
