To be honest, I am more skeptical of former Maryland Park's projects (ie, The Seaview, One Amber, The Esta) appreciating in value this and next year than depreciating.
If you're to weigh the scale of supply and demand, clearly the area seems to have an influx supply at this short term (over 5,000 units around the area)
Esta generally is a decent project, the only problem is that the blocks are stacked quite closely to each other. The prices for individual projects like Seaview, One Amber and The Esta would probably never match one another over this short period of time since the plot of land together with the unique facing each has is different.
Given the current market situation (which isn't usually the case), TOPing projects should command an extra slight premium but with now buyers controlling the market rather than our sellers, you might have a tough time anticipating whether there'll be an extra premium for the Esta in command.
