As Esparina and Jewel are just side by side each other, there is little to compare in terms of location.

As Esparina was an EC and was also launched 3-4 years earlier than Jewel, it was priced relatively lower.

If you're purchasing for your own stay, I would suggest you take a look at both development, to see which one suit you and your family's needs best.

If you're looking to purchase for investment purpose, then I would say there are better options out there in the market.

If you are looking for capital appreciation, buying a second hand resale units, your growth will be much lesser as compared to buying brand new. Having said that, not all brand new projects can give you capital appreciation, hence through research and homework is crucial. I have done a through market analysis for all these 3 projects in Buangkok as I'm from the official appointed agency for Sengkang Grand. Dear sir/madam,

I won't go too deep into the technical analysis on the pricing but look at it only from layman perspective if we are only interested in the pricing aspects. In terms of location, just like what Robbie my good friend has mentioned, there is not much difference to compare, and let's assume that these 2 projects have same building qualities and facilities, therefore in terms of pricing, I will definitely go for Esparina Residences given the lower entry price now in comparison to Jewel, therefore rental of similar sized apartment should be much better, and given the relative fresh lease for both projects, if your exit plan is in the longer mid-term, Esparina is likely to provide better value if not lesser risk. This is in relative to these 2 projects only and does not consider the fact that there are other upcoming projects in Sengkang and Punggol to draw potential buyers away.
