What would be the most optimal housing for those downsizing from terrace houses in view of the following factors?
- private apartments and terrace house price difference is small - no incentive
- recent condo launches have very small rooms

Hi Leslie,

It is difficult to determine what is optimal, your key reason for downsizing from terrace house to an apartment is because of the up-keeping efforts or are you looking at cashing out of the landed property? A typical freehold 2 storey inter terrace these days will command a $3m premium on average and those in the favoured districts like D15 or D19 can easily go for $3.2m or in excess depend on the land size and conditions of the property. An outright option, if size of the rooms for recent new launches is too small, will be looking into the older apartments with strata area of approximate 1500sqf range where there price quantum is usually in the range of $2.5m to $2.8m range. These properties still hold great potential if you are looking to hold them to a short and medium term meaning you do not exhaust the value of the property upon downsizing, therefore you still have cash on hand after the sale of the terrace house but still enjoy relative good space while downsizing to a property that can still provide value in future.

Hi Leslie,

Whether is it optimal or not depends on your family's needs and expectations. Different families can have very different needs, and there is no one size-fits-all solution.

There is no definite saying that a landed house must be selling higher than a condo. In fact, I can quote many examples of condos with smaller size selling higher than landed houses.

A condo has many attributes where a landed is lacking in, and vice versa. The cost (and hassle) of maintenance for both properties are different too.

People have different preference, and will purchase a property that is suitable for their family, and at a different stage of their lives too. For example, a family with 5 kids may need space, hence a landed property may be more suitable for them. Whereas, a couple with no kids (or married kids), may find that a landed house is too big for them. They may wish to enjoy their lifestyle in a high end condo, and without the hassle of maintaining the roof/garden/swimming pool/private lift on their own.

Ultimately, you will have to ask yourself, which situation are you and your family in now, and from there you can determine which type of properties is more suited for you.
