As of what is recorded today, we have already transacted 1,000 more landed units as compared to the whole of 2020, and if we look into the average pricing, we have seen an increase of over 8% if we were to compare to the average pricing for the whole of 2020. It is interesting to note that the average price of landed homes actually grew by 10% if we take consideration that prices of landed homes actually only started to creep upwards in the 4th quarter of 2020 basing on the data available. As we know, most landed property transactions are done on private treaty basis, therefore there could be more transactions in the pipeline that is not updated, with extended option period therefore the volume and prices could have even greater disparity.
The landed market in general is lacking supply for sale as most existing buyers and agents can feedback on this, with demand still going strong, therefore it is likely that we may see a slow down in terms of volume of transactions, but prices are likely to remain strong or even stronger.
I have been in the real estate business since 2009, with more than 12 years of experience serving the Singapore real estate market.
