Grosvenor View is made up mainly of 2 - 4 bedrooms units. The historical low price of $380psf back in 2006 for a 4 bedrooms unit is probably whereabout the price was launched at. I have the pleasure to have sold 2 units within this development, and almost sold a 3rd unit if not for some unforeseen circumstances so far in this development in the resale market.

There has not been that many transactions clocked in for this development over the years, mainly most of the residents are owners themselves and environment is really fantastic therefore not many opted to shift. 1) Grosvenor View was launched in 2022 when the market was at the low end, around $552 psf back then.
2) I would suggest you should focus your attention to check on the current market rate rather than finding its initial launched price.
3) This is a project more than 20 yrs now, so do not expect any further price appreciation in this. The price trend showed the growth is only marginal per year.
4) If you like the project and the seller asking price is around the market rate then do not need to hesitate to make an offer.
5) I can only offer advice from a logical view but not a subjective opinion so as not to affect your decision.
