Hi,

The Additional Buyer Stamp Duty for foreigner buying 1st residential property in Singapore is 20% on top of the normal 3% Buyer Stamp Duty ( so total approx. 23%) of the purchase price. There are some exceptions for certain nationalities that are accorded the same Stamp Duty treatment as Singapore citizens. Please do get in touch with me for further clarification. Thanks

Morning,

For foreigners 1st purchase of residential property in Singapore, ABSD is at 20% of the purchase price or valuation (whichever higher) on top of the usual BSD (approx 3% if $1m or below, approx 4% if above $1m) payable.

Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland &
Nationals of the United States of America can apply for remission of ABSD. This is due to the free trade agreements currently in place with Singapore.

Hi,

Buying property has more than just stamp duty to consider.
In general, there are buyer stamp duty, additional buyer stamp and seller stamp duty.

1) Buyer stamp duty, this is applicable to all property bought in Singapore.
~3% for property value less than S$1M, ~4% for property value more than S$1M.

2) Additional Buyer stamp duty, this is imposed under certain conditions only:
20% for foreigner except foreigner from the below countries where we have fair trade agreement:
Iceland
Liechtenstein
Norway
Switzerland
USA
Other than USA must be holding citizenship, the rest of the countries also applicable to permanent residence status holding in these countries.

3) Seller stamp duty:
Seller stamp duty will be imposed on property sell under 3 years upon purchase.
Rate of seller stamp duty reduced in order of 12%, 8% & 4%.
Only property sold after completion of 3rd year is exempted from seller stamp duty.

- Buyer Stamp Duty
For property below $1 million : 3% - $5400
For property $1 million and above : 4% - $15400
- Additional Buyer Stamp Duty : 20%
Other cost will be lawyer fee.

Really nice to know that you intend to settle down in a country which have been voted the best place for expat to live and work in a HSBC Poll dated Oct 2018.
Please allow me to give you more insight into your query.

Is there any stamp duty? Unfortunately there is and it much higher for foreign buyer. As of last year, there was an amendment to the stamp duty rate.
Foreigners now have to pay 20% stamp duty
May i know if you have any property in mind? We have several projects recently.
Other than stamp duty, we need to take other factors into consideration.
