the current estimated valuation for your unit ranges from $580k to $600k with possible COV asking of $50k to $85k. This would have to depend on your unit's size, facing, condition and ethnic restriction (if applicable)

Estimated valuation should range from $590k +/- while COV will depends on facing, house condition etc.

Henry, if you are really keen to sell your house, I will recommend you to request for a formal valuation at a minimal fee of $170.50 to find out on your exact valuation.

Hi Henry,

I tried comparing apple to apple (#8 unit range in the same block) but couldn't see any recent transaction clocked.

To compare a similar floor range unit against block 191, it was sold at $588k for a 118sqm unit in March 2012. Similarly, a 120sqm unit between #16-20 was transacted at $615k in October 2012. We can probably be looking at any figure between these 2 transactions, however, it may not be the case should your unit is in excellent or original state.

Current asking price range for a similar unit in your area is $610k to $700k for your information.
