Good afternoon monjil,

You need not pay any commission to the seller's agent. He/she will be the one paying. On your side, if you're very familiar with the procedures, you only need to deal with your solicitors and mortgage issues etc etc.
If you're taking a HDB loan, make sure you have got the HDB Loan Eligibility (HLE) or if you're taking a bank loan, the Letter of Offer (LO) from the bank must be attached to the Option to purchase before you exercise it.

A deposit of up to $5000 shall be made to the seller. The amount is usually agreed between you two and it shouldn't exceed $5000.
