Hi Chiang Wei,

Dependent what type of loan you are applying:
(1) HDB loan: typical you have to pay for
option fee (typical and max is $1,000) &
exercise fee (typical and max is $4,000).
Down payment is inclusive of the above, which is minimum 10%. You may use CPF and/or grant to make up of the 10%.
Max: 90% loan.

(2) Bank loan:
Other than the option & exercise fee mentioned under (1).
5% cash
20% CPF and/or cash
Max 75% loan.

Using your example:
(A) HDB loan: you may only need $5,000 to do the down payment if there is sufficient amount in your CPF OA.

(B) Bank loan:
5% = $20k.

Do note above only cover down payment and not other cost such as legal fee, caveat, buyer stamp duty & others.
