The last transacted EM along Pipit Road was in August 2011: Blk 53 mid floor unit at $610k.
For recent transactions, a comparable one can be found along geylang east ave 1: Blk 130 mid floor EM unit at $718k in April 2012.
For your high floor EM along Pipit road, the estimated valuation should be $650k minimum. A realistic asking COV should be in the range of $50k to $60k.
