THe current estimated valuation for EM along Pipit Rd should ranges from $650k to $680k with possible COV asking of around $80k to $100k.

The last transacted EM around Pipit road area is last August. If you are interested in knowing the valuation/ quite keen to sell, why not spend an amount as little as $170.50 to find out the actual valuation of your unit?

Hi WG,

The last transacted EM along Pipit Road was in August 2011: Blk 53 mid floor unit at $610k.

For recent transactions, a comparable one can be found along geylang east ave 1: Blk 130 mid floor EM unit at $718k in April 2012.

For your high floor EM along Pipit road, the estimated valuation should be $650k minimum. A realistic asking COV should be in the range of $50k to $60k.

If you are serious in selling, i would advise you to do an official HDB valuation. I can assist you on this.
