While referencing with the recent transactions in Watercolours can provide an indication on the possible rental you can fetch, it will also be important to take note of how many similar units are there in market within the proximity.

I did a quick search for 2 bedrooms apartment in the market for rent within a 2km radius, and found a total of 58 listings of 2 bedrooms apartment for rent being listed, with lowest price listing at $2,900/month. Majority of these units are being listed within the $3,800 to $4,000 range, thus if you are looking at renting out fast and draw in responses from tenants, a good price to list the property will be in the range of $3,500 or $3,600.
