Good morning Sir/ Mdm,

The deceased's share in a property with a joint tenancy automatically passes to the remaining owner(s).

So if you wish to cash out the CPF, yes you will have to sell the property.

The CPF that has been used on the property can only be unlocked upon the sale of the property and it will form part of the sale proceeds in cash to the existing owners.

When the property owner dies, his property will form part of his Estate, and be distributed in accordance to the Singapore Intestate Law if the deceased does not have a Will.

The property can be held by his beneficiaries, or sold in the open market. Take note that for HDB flats, the beneficiary needs to be eligible to own a HDB flat under a valid family nucleus in order to keep the flat.

    Hi my name is vicknesh my dad passed on in the year 2015 and named me the sole beneficiary in his cpf nomination due to my bad past I was serving time in prison and was due to be released in 2020 however my mum visited me and told me to pass her the cpf amount amounting to 49k so that upon release she would be willing to put her name together with me to buy a 3 rm flat trusting her doing so upon my release she now lied to me and even chased me out not giving me a single cent or returning the money whatsoever further in the year 2023 my father's house was sold and my mum moves in together with my younger brother to a bigger flat then too she did not return the money she took nor did she even consider giving me a certain amount from the proceeds of the flat as before the passing of mybfather hos cpf contribution nearly 128k was paid foe the mortgage of the house further during his old age he was abandoned by my siblings and mother and he was also a diabetic patient having difficulties in walking that's why he only named me as the sole beneficiary as such being the case is there at way whatsoever I can pursue this matter via legal channels pms advice sir I am really blank.
Hi,

1) The funds utilized for the HDB flat will remain with the HDB flat.
2) The current existing amount in the CPF account of the deceased will be distributed according to CPF nomination.
3) The surviving owner does not need to sell the current flat to claim the remaining existing amount in the CPF accounts.
4) But if the surviving owner wishes to cash out everything paid on the HDB flat, then yes, have to sell the HDB flat.
