What are my options/route to getting an EC if my other half already has a property under his name?

He will have to remove his name from the private property before being able to apply for EC right?

We have heard of people appealing to MP to expedite the approval process.
Is that the only route to get an EC.

Please advice!

Good afternoon,

Yes he has to remove his name from the private property and wait out 30 months before you all can apply new EC. It may not be the best move. Perhaps I could have more info so to make better recommendations?

Hi Miss,

To be eligible to apply for a brand new EC, your spouse will first have to have his name withdrawn from all private properties, and then wait out a period of 30 months, before you can jointly apply for the EC.

Whether or not your MP can help you, I cannot really comment. But I guess you probably must have a very valid reason for it to turn out the way you wanted.

Apart from EC, you could really consider other options such as a private property instead. A private property has much lesser restrictions as compared to an EC. And with the number of launches in today's market, you can be sure that the pricing you get is very competitive.

Dear Mdm,

You will not be able to apply for a new EC even if your partner removes his name from his property. This is because there is a 30 months waiting period before you both are eligible. Seeking a MP help in the appealing is one option but to be honest the chance of success is pretty slim.

You may want to explore other options such as getting a private condo which may make more sense. This is because you will not need to wait out the 3 years construction and 5 years MOP before you are eligible to sell. Looking at the recent transacted land prices for EC, I feel that the EC has lost its shine and the potential upside has reduced significantly because of the high land prices. Therefore, private condos may be a better option with the shorter holding period and higher upside potential.

I believe my fellow professionals have highlighted an important consideration where there will be a 30month window period where your partner will be required to sit out before he is eligible to apply for a brand new EC.

Moving ahead, with the expected launching price of the upcoming ECs to be $1000psf upwards, it is actually not a bad choice to consider a private property instead where there are still options where you can get something under $1000psf. We can look into how you can look into having some savings from the purchase without your partner disposing the existing private property too if we can have more details of existing situation.
