We have rented as property, which has a leaking problem, and landlord does not take action to fix the problem in spite of numerous requests. Its a 3 year tenancy contract which was signed July 2014. The contract has a clause which makes it possible to terminate the contract with 3 month notice after one year, i.e. after July 2015. My question is what is the possibility to terminate the contract early (now) due to negligence by the landlord?

Hi, I'm sorry to hear about your plight but do you have an agent representing you? If not, it is good to sort it out with the landlord agent before you take the next course of action.

    the contract has been running for about 6 years, and been rolled twice already, with no involvement of an agent. I'm not even sure that agent is in business any more. Landlord has always been slow to react, but for health reasons, we are now running out of patience. What advice can you give?

Dear tenant,

You should perhaps look into the clauses of your existing tenancy agreement which should allow you to take actions in rectifying the leaking problem on your own after you have notified the landlord. This clause is usually present in tenancy agreements, and that allows you to deduct the repair amount from the rental you are paying to landlord if landlord does not take actions.
