We have rented as property, which has a leaking problem, and landlord does not take action to fix the problem in spite of numerous requests. Its a 3 year tenancy contract which was signed July 2014. The contract has a clause which makes it possible to terminate the contract with 3 month notice after one year, i.e. after July 2015. My question is what is the possibility to terminate the contract early (now) due to negligence by the landlord?
