Good morning investor,

May I know have you fulfill your minimum occupation period?

Because you have to fulfill 5 years before you can sell, rent or buy another property.

Do take note of these restrictions:

1) you will have to pay 7% ABSD for second property purchase

2)if you had utilised CPF OA funds in your current EC, both of you have to set aside basic retirement sum ($83k now) in your CPF OA + SA first before you can use the excess CPF OA funds in your second property purchase.

I am an EC owner as well. I have a few assets progession plans that I have thought out for myself and I will implement the moment i fulfill MOP.

I hope I will have the chance to share with you as I have done so for couple of my clients.

Please note ABSD additional buyer stamp duty of 7% payable if you intent to own 2 residential property .

Alternatively , you may want to do your sums and consider selling 1 property and buying another replacement property , to save on the 7% ABSD .

The rental market is very weak for landlords if you choose to keep 2 properties , you may want to ask around to verify my point .
