We have a budget of S$1 to 1.2m and is looking for a 3-bedder condo for own stay either in Dist 19 (along Serangoon Ave 3, 99yr lease, near MRT) or dist 9/10/21 (freehold, near sch). With this budget, can we get a unit and which dist is better (99yr or FH)?

Hi Sir/Mdm,

You should be able to get a unit in D19/21 3 br with that price range. District 9/10 would be quite difficult.

As for which district is better, it would really have to depends. Since you are looking for own stay, I would suggest getting a unit where is more affordable.

This will prevent you from feeling stressed out by your mortgage payments. And as you are looking for an unit for own stay, projects outside of central region will offer more with a lower quantum.

Hi Lim,

What Ken mentioned is true. With that budget in hand, you should be able to afford for a good unit at D19 with some excess funds to spare because the quantum for this heartland areas are lower. (Amaranda Gardens, The Chuan, Springbloom to name a few)

If you intend to shift your attention to districts 9/10/21, you'll find yourself limited to only small units. It'll be quite difficult to acquire a 3 bedder at 1.2M or below.

If you were to compare a freehold and a leasehold unit in the same vicinity, you'll find that the freeholds command a slightly higher price. Less the tenure difference, freehold development + near mrt usually gets hit less harder when a recession comes. Other than that, a development that is near amenities and transport would be a good buy regardless of the tenure.
You'll also pay slightly lesser for 99 year leasehold developments, saving a few thousands on the way.

2. Sunglade at Serangoon Ave 3 but prices may exceed 1.2M
3. Kovan Melody at Kovan MRT
4. Woodleigh/Blossom near Woodleigh and Potong Pasir MRT
