your expenses involved in selling will be the service fee for the agent and the legal expenses. Is it the right time to sell now? To me, I would say yes, but do take note that due to recent measures, many buyers are currently sitting on the sidelines and waiting.
And thus, your unit might not be moving as quickly as you envision. But my key concern would be, what are your plans after selling? Do you have alternative accommodation or is your unit tenanted?
