Hi Cyndi,

It very much depends on your plans after the sale of your condo. Are you currently staying in this condo and will require to purchase or rent a unit for accomodation?

If the concerned unit is tenanted out, perhaps it will be a good time to sell now should you feel that existing market can fetch a reasonable price by your standard. We cannot be sure when market will undergo correction or will it spike upwards therefore the very important question will be if the price in existing market is acceptable by your standards.

Basic expenses to incurred in the sale will be agent commissions, legal fees and any administrative fees from the banks pertaining to your bank loans.

Its a good time to sell to cash out as condo prices may have peak. Having said that, it also depends on your motivation in wanting to sell.

The expenses:

1. Agent fees, typically 2% nego.
2. Legal fee, 2.5-3.2K
3. Bank redemption penalty, if any
4. Minor admin fee for CVY account
5. Apportioned of Property tax 2012/maintenance fee etc.

Hello Cyndi,

your expenses involved in selling will be the service fee for the agent and the legal expenses. Is it the right time to sell now? To me, I would say yes, but do take note that due to recent measures, many buyers are currently sitting on the sidelines and waiting.
