There's a 2 room patio unit on sale @ Edelweiss Park Condo and owner is asking for $820000. The valuation from several banks varies from 740k and 800k. The unit is about 1098 sqft and built-in 1033 sqft. Would appreciate if anyone can tell me if this unit is worth above 800k? Why the bank valuation gap difference is so huge?

Hi Buyer,

Looking at the bank valuation of 740k - 800k, if the owner is willing to let go at 800k, then the transaction will be based on market valuation, which of course is reasonable.

Try for a good bargain, offer slightly below 800k and test the owner. Who knows, he may be willing to let go!

Different banks have different panel of valuers, thus that explains the difference in valuation. Also, some banks are more agressive in valuation.
