There are so many agents in the market, how am I to pick which one to sign exclusive with? How am I to know which agent has the experience in marketing landed property around my area? For instance if 10 agents approached me, isn't it unfair to sign exclusive with 1 and left out 9 of them? How long does an exclusive lasted, and what are the charges involved?

Dear sir/madam, I agree with you that there are plenty of salespersons out there who are keen to assist you to market your landed property. As an industry outsider, it will be difficult to keep tabs on the performance of the various salesperson at your finger tips therefore you will need to take sometime to speak to the salesperson for them to present to you their credentials and marketing plans. Of course, it will also be good if you can do abit of due diligence on your part to verify what these salesperson has presented to you. Length of exclusive agreement can be negotiated with the salesperson therefore there is no standard, however, you will also need to allow some fair period of time for the salesperson to work their magic. The first 90days of marketing a property is usually critical. I would like to share more with you about the marketing plans which my team engages as well as how we are operating as a team, which allows us to have unfair advantages over our competitors. We are an established team of salespersons who primarily focuses on the sales and purchase of landed properties in Singapore, with an established network of buyers. Hi, Let me explain why most property owners give exclusive to the agent which they trusted. If you sign exclusive with an agent, only he/she is allowed to market for price which is fair to you. A duty of responsibility will be levied on him/her to market your property at their own marketing cost using VARIOUS marketing platform. Normally the exclusive duration is 3 months & which you need not liable to pay them for any cost which they incurred. For Open Listing (No Exclusive), you will find that a lot of agents will market your property leveraging only using ONE annual cost media. In order to attract buyer, likelihood these agents will also call for lower price so that buyer will feel more enticed to seek thru them for illusionary low price. Another minus point is that you will received numerous phone calls seeking for viewings. It may be different agents calling you but could be the same buyer as normally buyer won't know which property are these agents representing. You will be busy & yet at the end of the day still paying commission to agents if ever obtained close offer. Let me know if you need further clarifications.
