Hi,

Typically if your name was added to fulfill family nucleus eligibility, if no grants are taken back then when the addition was done, it is most likely you are still considered first-timer status. There may still be HDB grants available if you still fulfil the eligibility criteria. It may be better for you to purchase alone, if your mother is already a 2nd-timer, because resale levy will apply if you all jointly apply for BTO due to her 2nd timer status.

You can discuss with your mother and have her set up a Will to indicate the fair allocation of proceeds in the event of her passing. This I guess can help to alleviate your concerns now.

Hope the above clarifies. I am well-versed with HDB and private property transactions, having helped more than 100 homeowners transit smoothly with their housing plans. Please reach out to me at 97432395  for a more in-depth discussion :)

May I have more info on your requirements so as to make better recommendations? Thanks and looking forward to chat more

-- HDB Executive Maisonette Sellers, Mr & Mrs Yeo --

Before contacting Ivan Ng, our Property Realtor, we were quite apprehensive about our Contra-deal ( concurrent resale & purchase of HDB flats) as at that time the outlook of the resale property market was quite sluggish & pessimistic. But surprisingly our property realtor, Ivan , was able to put us at ease with his professional competence, astute work experience & friendly nature . He was able to consummate our contra-deal within one month of our HDB application. Now we are convinced by his promise that (in Ivan's own words) ... "A contra-deal is where the sale & purchase transactions are done concurrently and completed on the same day. This results in a seamless transition of the funds from your sale proceeds and CPF proceeds towards your purchase price." More importantly Ivan has also managed to clinch a good deal for our contra-deal. We'll certainly recommend him to our kins & friends. Thank you very much, Ivan. We are definitely your satisfied customers!

Mr & Mrs Wee : We would like to share our appreciation and commendation to Ivan for their professionalism and dedication in handling our property transaction. It was a great pleasure to work with him as he was patient throughout the entire process and explained to us and clarified any doubts we had without fail. He was also very prompt in responding to all the queries we had. While we were unsure if we were able to sell off the property in time, Ivan constantly reassured us that it was possible and offered his professional advice. In fact, he managed to secure an offer to sell the property above our expected price while concurrently negotiated the buying price for our next property. Having Ivan as our agent significantly made the entire process seamless and fuss-free. We will definitely recommend Ivan to our family and friends. Read More

Hi June,

I can provide you with some clarifications

1. For your case, since your name was added to become a co-owner, HDB may regard you to have utilise the first timer status. To confirm on this, it is best to check directly with HDB branch office. For the BTO purchase, it depends on whether HDB regards you as a 2nd timer because resale levy is applicable for a 2nd timer.

2. Only the owner of the flat is entitled to the sale proceeds. In this case, if the child is not an owner of the flat then he will not be entitled to the proceeds.

Please feel free to contact me so that I can understand your situation and provide you with further assistance!

“I would like to recommend Nick Tan from SRI. Before we engaged Nick, we were working with another agent from a very popular property agency in February 2017. We decided to terminate the contract after 5 weeks of zero viewings and no paper advertisements. Basically, he was just waiting for phone calls. We engaged Nick on 20th April and by 10th of May, our unit was sold off. Why Nick? 1. He has good marketing strategies 2. He always kept us posted on what he did (communications!) 3. He made sure we understand the current market situation but he will consistently reassure us that the unit can be sold off 4. He is not greedy and trusting 5. He walks the talk”

I write to commend Nick Tan (R040814C). When my husband and I first met Nick, we were impressed by his drive, commitment, business acumen and strategical thinking, and decided to engage him. We were not disappointed. Nick sourced for prospective quality buyers in a targeted methodical fashion and was effective in connecting us with serious buyers, notwithstanding the fact that the search primarily took place over Dec – Feb (a traditional lull period). Throughout the transaction, he also gave us helpful advice in various aspects; the advice reflected his personal experience and expertise and was not simply regurgitated from public sources without any value-add. Further, Nick went beyond the call of duty of a competent professional. He had a sense of humanity in the way he interacted with myself and the other parties to the transaction such as my parents. As an example, my newborn daughter was warded into A&E on the completion date of the transaction; the care and concern that Nick showed went beyond the scope of work of an estate agent. I commend Nick for his capabilities and character, and would certainly wish to engage him for future property transactions.

“Nick has conducted himself ethically and professionally when handling the sales of our property. Thanks to his patience and perseverance, we managed to secure a sales price beyond our expectations. We are very happy and satisfied with his services and will definitely recommend him to our friends and family in the future.”

Hi June,

IF you are intending to purchase a BTO with your mum, this itself is considered a subsidised unit. If the existing flat purchased by your parents are also BTO flat or a resale flat purchased with housing grants, it could be likely that you will be considered a 2nd timer given that your name is added into the unit, thus it is best to seek advise and clarifications with HDB for more accurate understanding.

If there is concern about your sibling claiming part of the sales proceeds in the event of your mother's passing, perhaps it will be best to set up a will to indicate how the proceeds can be arranged.

Hope this helps!

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

We are offering our clients a complimentary first consultation without obligations (Absolutely FREE!). Schedule for your FREE session today!

It's important to consider several factors when planning to downgrade your HDB flat and applying for grants. Here are responses to your questions:

HDB Grants and Co-Ownership:
If your name is already listed as a co-owner of the current flat with your mother, you may still be eligible for certain HDB grants when purchasing a new flat, subject to eligibility criteria.
The availability and amount of grants may vary depending on factors such as your age, marital status, income level, and whether you're purchasing the new flat alone or with your mother.
Grants like the Enhanced CPF Housing Grant (EHG) and the Family Grant may be applicable in your case, but the specific eligibility criteria and grant amounts would need to be checked with HDB, as they are subject to change and depend on individual circumstances.
Inheritance and Flat Sales Proceeds:
In the event of your mother's passing, her share of the flat would typically be distributed according to her will or the Intestate Succession Act if there is no will.
If your mother has a child in Malaysia, their inheritance rights would depend on various factors such as whether they are legally recognized as your mother's child, any provisions in her will, and applicable laws in both Singapore and Malaysia.
It's advisable to consult with a legal advisor or seek guidance from relevant authorities to ensure that any potential discrepancies regarding flat sales proceeds or inheritance are addressed appropriately and in accordance with the law.
Before proceeding with any decisions regarding the sale or purchase of property, it's essential to seek professional advice from HDB and legal experts who can provide personalized guidance based on your specific circumstances and preferences.
