I believe it is indicated that both parties will be responsible to engage their own legal team and expenses, therefore you may file claims to collect the remaining rent that has yet been fulfilled, however, how feasible will your be able to collect the amount is really questionable should the tenant skip town.
In the event you successfully claim the amount, it would also be beneficial to look into how much you need to spend in legal fees for such claims.
