I'm unsure where you have gotten the information. Decoupling requires the sole owner to buy over the share of their spouse. The sole owner will need to obtain mortgage loan to facilitate the purchase. CPF funds can be utilized.

Good morning,

I will recommend you to check with HDB on your eligibility on decoupling first before proceeding forward.

If you are eligible, then you must have sufficient funds (cash/ CPF OA funds) to take over the transfer of ownership if not, you have to take up a mortgage.

I have checked with lawyers doing decoupling before as my clients intend to decouple their properties. CPF plus accrued interests have to be repaid in CASH during the decoupling. For decoupling of HDB, you will also need to seek approval from HDB before proceeding.
