Please give me your view of the EC, Condo market for coming 2nd half of 2017 and 2018? Reports saying that it should recover next year and developers are giving higher bids of land from the government. I feel there is over supply housing lately with new BTO, lots of new EC and condo.

Hi, the sales for most of the showflats have already been climbing upwards, be it EC or private condo.

Hi,

This could require a lengthy response with some understanding of your inputs and requirements. In my humble opinion, government land sales supply has tapered down for some time, and Developers are looking to replenish their land banks which resulted in bullish bids recently, with even 2 large scale enblocs securing a higher than expected bid (pending final approval). You should look at the take up rate as a better gauge of the primary new sales market momentum, and most projects launched for 12 months or more typically have at least 50% of their units sold.

Supply depends on locality also. Not all areas have much new residential supply in the pipeline. The government is committed to keeping prices stable and allow a soft landing. If you observe, they are monitoring things closely and only release land parcels accordingly for the past exercises. More of the supply is coming up in the OCR to keep prices stable for the general population, but this will not continue indefinitely. In fact, they have not released any EC parcels for some time, and only 2 new ECs will be launched this year, and probably only 1 next year. Fyi ECs are typically in outskirts area.

Property prices will continue to climb steadily in Singapore due to inflation (rising land, labour and construction cost) and increase in population. There is a point in time when our government will need relax the immigration policy to sustain the growth of our GDP.

The stock of housing will also decline in the next few years. Young people still aspire to upgrade as their earning power increase. EC and private properties will attract the young buyers especially the BTO upgraders as they would have made a su of profit when selling their BTO.

However, you should be mindful of the location and the project that you are buying as some projects will have higher upside potential as compared to others!
