My tenant carries out illegal activities. I have been instructed by the SPF to take back possession of the property. I want to know the Notice period I need to give the tenant. Thanks.

Hi,

There isn't any requirement for Notice period. You just have to be firm and force them out ASAP. If need be, call the police to be present, in case they turn ugly.

I am unsure if your tenancy agreement has any clause indicating the forfeiture of the deposit for any violation of tenancy agreement.

I guess the focus point is to get the unit ready for the next tenants more than seeking compensation from the tenant, given that they are conducting illegal activities, therefore they are unlikely going to adhere to the law even if you sue them successfully.

The tenants have breached the contract and you are able to forfeit their security deposit and use it to change mattress, clean curtains etc.

You have to evict them asap!

Afternoon,

The tenant have bleached the contract by conducting illegal activities within the unit. With the documents from Singapore Police Force, you do have the right to chase your tenants out without prior notice nor refund them the security deposit. However, I'm sure that your servicing agent will be equipped with similar knowledge to act accordingly.
