My landlord requested me to pay pro-rated commission for my 2yr TA where I have found the replacement tenant and got novation agreement signed. In the novation agreement, it was stated that there are no breaches of the covenant and obligation of the TA. Is it right for the landlord to charge me on the re-fund of commission while I have hired my own agent to find the replacement tenant.

Since you have found a replacement, LL has no right to charge you pro rated agent fee.

    Thank you for reply! Actually i am not sure why his agent failed to advise him on this. The agency even showed us the TA clause and asked us to pay for the pro-rated commission.
