Asked by
My husband and I wish to purchase a secondhand condo.
We both are SPR, he is from Switzerland and i am from Malaysia.

This purchase would be our first property in Singapore. May i know if the ABSD can be remitted? What if we need to co-own the condo because we would need to rely on our cpf for the monthly installment.

Thank you.

Hi

If you co-own, ABSD of 5% applies. Stamp duty can be paid using CPF althouth you need to produce the funds in cash first 14 days after exercising the option. IRAS will refund you the the amount of stamp duty in cash upon completion. I do provide 100% free service on purchase of private property from consultation, sourcing a house that meet your needs and budget, arrange for viewings, negotiating on your behalf, ensuring you did not overpay for the house above it's market value and handling the whole purchasing process. Do contact me at 93375051  for a free and non obligatory discussions on this.

Hi,

If you are doing a joint ownership on the purchase, the ABSD payable will be 5% (based on Malaysian SPR 1st residential property purchase rate), and ABSD remission won't apply.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

-- EC Sellers, Private Property Buyers Dr. Chan & Ms. Xie --

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Ivan was able to arrange for new property showroom appointment at a timely manner while helping us to list for our EC for sale. We were a bit worried when our EC sale time was longer than expected due to trade war, but Ivan was able to reassure us that our EC would sell. By November, he managed to secure a buyer for our EC. Thank you. Read More

Hi,

As your Husband is of Switzerland nationality, he will not incur any ABSD for his first property purchase in Singapore.

However, if it were to be a joint-purchase (you and your husband), ABSD of 5% applies.

If your husband is able to secure a loan on his own, I would recommend that he purchase the property under his sole name, to save on the ABSD.

If you need to utilise your CPF for your monthly installment, I do have a suggestion for you to consider. You may enjoy quite substantial savings from this method.

I am experienced and well-versed in private transactions. I will be able to assist you in your property plans.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
Robbie Chen

Hi,
As your husband is a citizen of the Switzerland, he would qualify for a remission due to the Free Trade Agreement ('FTA') which accords him the same Stamp Duty treatment as Singaporean Citizens. By extension, you and your husband may qualify for Remission of ABSD for a Married Couple if you fulfill the remission rules. Therefore, there is potentially no ABSD payable for your first home purchase in Singapore. Hope this clarifies.

Kim
