MY HOUSE IS RENTED TO AN EXPRIATE FOR 24 MONTHS WITH A DIPLOMATE CLAUSE THAT HE HAS TO STAY FOR 12 MONTHS AND GIVE 2 MONTHS NOTICE OR PAY 2 MONTHS RENT IN LIEU OF NOTICE. ON CONDITION THAT HE IS TRANSFER OUT OF SINGAPORE BY HIS EMPLOYER OR HAS TO LEAVE SINGAPORE BY ORDER OF SINGAPORE GOVERNMENT.
NOW HE STAY ONLY 6 MONTHS AND WANT TO TEERMINATE THE LEASE BY GIVING 2 MONTHS NOTICE.WHAT ACTION AN LANDLORD TAKE OR WHAT LANDLORD CAN CLAIM FROM HIM?

Dear landlord,

On what basis is your tenant terminating the lease on?

If tenant is indeed transferring out of Singapore or asked to leave Singapore, it is likely that the compensation will be that he needs to cover rental up to the 14th month and also reimburse whatever amount of service fees you have paid to your salesperson for brokering the rental transaction. It will greatly depends on what has been worded in your tenancy agreement. Look for your salesperson for advise please. He or she should be able to explain better.

I suppose the tenant has been responsible in such that he is giving you notice before leaving the place because I have heard of tenants skipping town totally without informing anyone.

Hi Landlord,

I believe your agent will be the best person to advise, as he/she is the one who help you draft out the TA contract. Nevertheless, normally for the tenant who have break the lease, basic deposit will be forfeited by the landlord, as for the servicing of the aircon, cleaning up of the unit, etc... or is there any additional clause stated in the contract, you will need to take a look, or ask your agent who helped you in this.
