It depends on what is structured in your TA, and how far your legal rights are in terms of late or non-payment of rental. Thanks and you may wish to check with your agent who drafted up your TA on this issue.

Dear landlord,

You should not delay in getting to a conclusion with your tenant who has failed to perform the duties as stated within the tenancy agreement. It is probably not too much on whether are you able to get back the outstanding rental amount but whether it is worthwhile to go through the proper channels to get back the outstanding rental.
