As i dont have the full information, this only serves as a guide. it is still advisable to speak to a lawyer regarding this.

purchase is based on valuation, example 1m
with a total outstanding loan of $500k

50% share of the property is 500k
buyer need to buy this 50%
BSD applicable to this 50%
You can only loan 75% of the 50% plus on top of the existing loan. after paying the seller 25%.

The buyer TDSR must be able to service the new total loan amount.

Hi,

You have to refund the outgoing owner's CPF utilized + accrued interest, pay the Buyer Stamp Duty of market value of share transferred, legal fees for 2 law firms (decoupling), and sellers stamp duty if any. You also have to be able to finance the property on your sole name once the other owner exits.
