Looking to sell my landed property (last valuation was S$8.5mn) and split into 2-3 investment properties for retirement income. Kids have grown up and moved out so house only left wife and myself. Should I buy central location for capital protection? or elsewhere for better rental yield? Also, do I have to pay commission for each transaction or possible to negotiate with an agent to do all these and also look for tenant as 1 combined commission? advice pls.

Evening,

With your current status, where will both of you stay upon selling your landed property? Do you intend to stay in one of the property and rent out the remaining two properties? Or would you rather purchase more mass market property and gain more rental return along with captial gain? Or simply purchase a few high end condo?

As for the commission aspect, it's always to be discussed between the client and the salesperson. If you are buying multiple properties, it might be advisable to engage the salesperson to be manage them and let him earn a cut of the rental. This is what most property investors do.

In my personal opinion, the utmost important issue after sale will be securing another place for your own stay and I'd say that location of this property will be only as important as your preference. Most of our previous clients have opted to stay near their existing estate as they have already been comfortable in the environment and have build up good relationship with most of their neighbours.
