For hdb 5-rooms in the 350x-354x Admiralty Drive area, the recent comparables are transacting at 630k-692k range. It depends on unit condition, floor level, any ethnic quota restrictions, whether face road mrt track, and any odd shape.
I am currently marketing an EA at blk 415 sembawang drive, nearby your area, and am already in contact with buyers who are keen or both 5-rooms and EA. Happy to assist you on the sale.
