Jurong west area, I need to get a 3 bedder old resale private, as capital appreciation is not key since this year is still high entry, I intend hold long a decade, rent out rooms individually..to all agents here, of these properties, which is easiest to rent out , the higher demand? 1) the Mayfair, 2)westmere , 3) summerdale. Or all these can’t make it based on your experience? Please share openly so others benefit from this question too.

Hi,
Buying a property is always a long term investment as it is a BIG ticket item. Having said that, your choices are also quite favourable if you are looking to buy them to lease out. I will rank them according to what I believe is value for money.

1. Location
2. Convenience
3. Price

Using the above criteria, The Mayfair is the best deal as it is closer to a MRT station and very well priced too.

However, the rental market works on the basis of supply and demand. So, looking at what the rentals in these 3 condos are, would give you a better picture of what you must go for.

Also, bigger units command a better rental return if you are thinking of ROI.

Mayfair is unique development with private lift to the each unit, surrounded by 2 wet markets and nearby sport complex.

For Westmere
It is min away from Jurong East Central which have the upcoming MRT line

For Summerdale
It is a resale EC which unit is larger in size and a few bus stop away from Jurong point or the 2nd largest National Garden.

Individual projects have their own attributes, and will appeal to different individuals as well as tenants since you will be looking to rent out, thus assuming that all 3 bedders are prices the same regardless of size, I will go for the one that is nearest to major transport nodes as being close to transport node is a key consideration for many tenants who are working and will cut down on time and expenses taken to take feeder service just to reach the MRT.

If price differs for the different projects, then of course consideration will change.
