Hi, moving forward, a HDB flat will not be deem as a good investment but just a roof over our head.

Hi,

1) To begin with, HDB was never meant to be a property for investment.
2) Government is doing a lot just to ensure this does not become a liability to us, thus various cooling measures were implemented to ensure it is not over-priced. This is why there is this MSR implemented to ensure we are over-borrowed.
3) Yishun is a non-mature estate.
4) Whether or not it can fetch a certain price will depend on our economic growth and future property trend. In general, we are seeing those nearer to MRT station are more popular and usually can maintain their premium after many years down the road.
5) Nearer to amenities is definitely a plus point but no data is supporting the those nearer to amenities can maintain a premium, because of the current city/town design, it is not easy to find any HDB flat very far from amenities unless it is private.
