Hi Evelyn,

If you look at the figures and data, the month on month number of landed transaction has decreased as compared to a few months ago. This is a sign that the market has started to stabilize and buyers are more selective before committing to a unit. Moreover, MAS has also warned that the debt levels are increasing, and with interest rates poised to increase, the landed prices in 2022 should be more stable as compared to 2021.

Hi Evelyn,

1) Appreciation of Singapore landed property was never like the non-landed residential. It is always in a stable state.
2) It is mainly bought by a small proportion of the people.
3) Because of the restrictions imposed on landed properties, only SC families or individuals are eligible to buy landed property. Therefore the appreciation is always slower and more gentle.
4) There was never a surge in price in landed properties in the past. Unless you are telling me there is a good proportion of foreigners who suddenly became SC then you might see a surge within a short timeframe.
5) All buyers are buying for their own needs. I never come across any landed buyers who are buying for investment only, i.e. for rental yield.
6) So if you intend to buy for your own use at least for 15 yrs, you can be assured that you won't lose out in terms of value.
